How can you make the best first impression during house viewings?
Out of all parts of the process, house viewings are probably one of the most important when you’re selling a property. While you can woo potential buyers in with descriptions and good photography, they won’t make any kind of decision until they see it for themselves and that means you have to be ready.
You’re going to face competition from every other property on the market, so making the best first impression has never been more important, and there are things you can do to give yourself the edge you need. We’ve put together a few ideas for you.
What will they see first?
Think about house viewings you’ve been to, or even better, think about the time you first viewed the property you’re selling. This will help you picture what’s going to happen and let you put your best foot forward.
The first thing they’re likely to see is the outside of your home, front garden, driveway, front door and similar areas. To get things started, make sure you put in some time to make sure these areas are not just clean bit well-cared for and looking their best. That might mean some time clearing weeds, fixing a path or painting walls but it will be worth it. Buyers will feel more positive about seeing the rest of your home if the outside looks good to begin with.
Try and keep things clean and tidy
This is one of the most obvious things we’ll say but no one wants to walk around a home that looks like it hasn’t been looked after. It will make potential buyers wonder if there’s other things wrong and they’ll look harder to spot them.
While your life doesn’t stop just because your home is for sale, you should try and put aside some time to make sure you can do a thorough clean throughout the property, and then keep on top of it regularly while viewings are taking place. They may occur at short notice so to avoid last minute dusting or tidying, sort things as they appear.
Create space wherever you can
People like space. It gives us room to do things, store things and more. This is especially true during house viewings, where potential buyers will be looking at your home and imagining themselves living there, with their family, their furniture and their belongings.
So, where possible, make space. Clear out clutter, rearrange furniture not for where you like it or it’s most useful but to better show off the room itself. This will help appeal to potential buyers but don’t go so far that rooms look empty, as this is still your home and buyers understand this. Again, think back to your own house viewing experiences.
