When you first put your house up for sale you were probably full of hope and expectation that you would get plenty of viewings and sell within a few weeks or a month or two. However, its months since the for-sale board went up and the viewings have dried up. Sure, you had a bit of interest to start with but now you’ve not had any viewings for months and your agent is on the phone pestering to drop your asking price. A little frustrating considering they were the ones that recommended the price in the first place. So, what’s happened?

Here are our top reasons why you haven’t sold and what you can do to turn your sale around:

Your estate agent - Do you get on with your agent? Do they like you and your home? Do you think they are motivated to sell your home? Try and work with your agent, you need them onside so that they are motivated to sell your home and not put someone else’s house above yours. Have a chat with them and see what else they can suggest to get our sale going that doesn’t involve dropping your asking price. If you are seriously not happy with your agent then think about changing them.

Your property marketing - How your home marketed and promoted can have a huge impact on the time it takes to sell and the offer you accept. If your photographs are unflattering, description is boring and the marketing does nothing to draw viewers in, they will simple scroll passed your home and onto one that does catch their eye. Review your marketing and speak to your agent to see if there is anything they can do to improve it. High quality marketing and professional photography is so important when selling, it gives you the highest chance to attract viewers and potential buyers to your home.

How your home is presented - Is your home ready for viewers? Is it looking its best? Be honest with yourself and ask the opinion of friends and family. Try and see your home through the eyes of your buyer. If it needs a declutter, a lick of paint and good old tidy up then do it. Buyers find it so much easier to imagine themselves living in a well-presented home. Clutter, mess and general untidiness can distract a viewer from the true essence of your home and it also makes your home look terrible in the property photography – no matter how good the photographer is.
