This is a question that crops up a lot when we go and visit a home seller wanting to sell an empty home. There are a few variables that come into play that need to be weighed up when considering the answer. Let’s take a close look at these.

Variable 1: The House

An empty house bears all. This means that the condition of the home will be on full display. Any tiny mark, any little scuff, any issues at all may look bigger than they actually are when a home is unfurnished. Whilst I’m not suggesting furnishing a home should ever cover something undesirable up it does distract away from small issues.

If your home has been well maintained and is presented and decorated to the highest of standards then this isn’t much of aproblem. But if the home has been lived in, rented out or perhaps is not even your own home, the presentation may not be up to scratch. No matter who has been living there, just think that an unfurnished home shows all – the good, the bad and the ugly. Look at the home through your buyer’s eyes and make a note of how you think they would view it.

If you are considering selling a property without furniture. Make sure it is in top notch condition. Deep clean it from top to bottom. Get rid of any mould or mildew in the bathrooms. Give the walls and woodwork a fresh coat of paint. The kitchen doesn’t necessarily need to be replaced if it is in good condition but make sure it is sparkling clean. You could consider updating the kitchen cupboards with a coat of paint, there are companies that specialise in doing this and it can transform a kitchen. Don’t forget the exterior. Make sure the gardens and frontage are neat, tidy and look cared for.

Empty houses can have a stale smell about them. Make sure you address any potential damp issues that could be creating an unpleasant odour. Clean the carpets and any curtains as these retain stinky odours. Regularly visit the property, open the windows and air it. In colder weather put the central heating on timed. Before a viewing get there early, air the house and make sure it is warm by putting the heating on ready for your viewers.
